Downtown Bentonville
Downtown is the most walkable part of the city and the one that surprises people who haven’t been recently. The town square anchors it, surrounded by independent restaurants, coffee shops, and small retailers. Crystal Bridges Museum of American Art sits just north of the square and draws visitors year-round, but for residents it’s essentially a backyard amenity.
Housing here is a mix of older homes that have been renovated and newer infill construction. Prices reflect the demand – downtown Bentonville is consistently among the priciest zip codes in NWA. But for people who want to walk to dinner, bike to work, and be close to the city’s cultural center, there’s nowhere else in Bentonville that delivers it.
Best for: Professionals, couples, people coming from urban environments who don’t want to give up walkability.
Bella Vista Road Corridor (Near Crystal Bridges)
The neighborhoods running north from Crystal Bridges toward Bella Vista Road tend to be quieter and more residential without being far from the action. You get older, established homes with mature trees and larger lots – a contrast to the newer construction elsewhere in the city.
It’s a 5-10 minute drive to the downtown square and close to the Slaughter Pen trail system, which makes it a natural fit for people who prioritize outdoor access alongside neighborhood character.
Best for: Families, buyers who want character and space over new construction, outdoor enthusiasts.
I-49 Corridor (New Development Areas)
The growth along I-49 on Bentonville’s south and west sides has produced a significant amount of newer subdivision development over the last several years. These neighborhoods offer newer homes, more square footage per dollar, and easy highway access to the rest of NWA.
The tradeoff is distance from downtown and a more suburban character. For families with kids where school proximity and home size matter more than walkability, this corridor offers some of the better value in Bentonville proper.
Best for: Families with children, buyers prioritizing square footage, people who commute regularly to other NWA cities.
Bentonville Near Walmart HQ
The neighborhoods directly surrounding Walmart’s campus draw a lot of corporate relocations – people taking roles at Walmart or its supplier community who want a short commute. These areas tend to be mid-to-upper price range with a mix of established and newer homes.
Proximity to the campus is the primary driver of demand here. It’s not a neighborhood that gets talked about for its character, but for the right buyer – someone whose life is centered around the Walmart ecosystem – it eliminates one problem before moving day even arrives.
Best for: Corporate relocations, supplier community employees, buyers who want commute distance as the primary variable.
South Bentonville
South Bentonville is one of the areas that gets overlooked in the Bentonville conversation, but it’s worth a look for buyers who want city limits without paying downtown prices. It borders Rogers to the south, which means easy access to Rogers’ retail and dining options in addition to Bentonville’s.
Housing here skews older and more affordable, with a mix of family homes and smaller properties. It doesn’t have the amenity density of downtown or the newness of the I-49 corridor, but the price-to-location ratio is often the best in Bentonville proper.
Best for: First-time buyers, price-conscious buyers, people who want Bentonville’s address with Rogers-level pricing.
